What "fixed price" actually means.
Once your scope and selections are locked, design changes inside that scope don't add cost or trigger change orders — that's on us to plan correctly. The only time you'll see a change order is for genuinely unforeseen conditions: hidden rot, asbestos, failed substrate, or something the home itself reveals once we open a wall. When that happens, we document it, price it transparently, and you approve before we proceed.
